is the first programme focused exclusively on pre-construction. While many assume that the journey of a home begins when it is sold or when construction starts, pre-construction is in fact the invisible engine that powers every real estate project. Months before the first brick is laid, more than 15 developer teams coordinate across hundreds of interdependent decisions in a tightly sequenced process. If this orchestration falters, teams are forced into late stage revisions and rework, creating avoidable friction and significantly delaying launches.

The Indian real estate industry has traditionally managed this phase through expertise-driven, relationship-heavy ways of working. Processes often evolve on a project-by-project basis, guided by individual judgement rather than a consistent framework. As a result, alignment across departments frequently depends on ad hoc coordination instead of structured systems. As Brigade’s portfolio expands across multiple cities, the resulting operational complexity highlighted the need for systems built for scale .

After a comprehensive diagnostic and root-cause analysis, we redesigned operations across four dimensions.

First, the team mapped over 300 activities into a consolidated end-to-end process, with clear stage-gates and cross-functional handoffs at key milestones. Second, organisational effectiveness was strengthened through targeted interventions on decision rights, resource gaps, roles, and KPIs, using Bain’s RAPID® framework to define decision-making across 150+ critical milestones and improve speed and accountability.

Governance was also redesigned, streamlining routine and milestone-based reviews to focus on decisions, accountability, and next steps. This strengthened oversight across land diligence, acquisition, and pre-construction, improving transparency and enabling faster project progression.

Finally, Brigade enhanced its digital backbone by adopting Salesforce for land acquisition and Autodesk Forma for pre- construction, creating a unified, real-time view of progress, actions, and milestones.

To sustain these changes beyond the PropeLL programme, Brigade established a dedicated Programme Management Office (PMO) with defined roles, KPIs, and governance. Following a structured handover from Bain, supported by targeted training, the PMO now operates independently, driving ongoing improvements and identifying new opportunities for impact.

Brigade’s residential launches across regions now follow the PropeLL framework, with clearly defined and streamlined pre-construction timelines, stronger governance, and real-time visibility into project progress. This translates into tangible benefits for homebuyers through improved design quality, fewer postlaunch surprises, and faster availability of projects, while also enabling greater predictability for ecosystem partners.

While innovation in real estate is often seen in design or amenities, Brigade has focused on strengthening the underlying operating engine. From Sampoorna Parivartan to Katalyze to PropeLL, its transformation journey reflects a belief that the homebuyer experience is shaped well before launch – through the rigour and discipline of the systems that enable delivery.

A Few Thoughts

Last few months have been tumultuous to the world order. As if the ongoing four-year Russia-Ukraine war is not enough, Israel and the United States have waged a war on Iran, resulting in destabilizing the world to a greater degree. The West Asia war has created havoc in the middle eastern countries, apart from several countries who depend on petroleum oil, particularly India. Our leaders have to intensify the efforts to reduce dependence on imported oil by increasing green power generation and by successfully identifying more sites for oil exploration. The on-again, off-again war has made many economies very volatile and has resulted in huge uncertainty for businesses and industries, apart from pushing up cost of living to the citizens across the world. As non-layers in this ongoing mindless war, we Indians can only hope and pray for normalcy to return soon.
